Villa Costantia is a lovely villa, completely refurbished at the beginning of 2018. Upstairs are two bedrooms; one double which has a small balcony overlooking the pool and the other a twin which is perfect for children. There is space for a cot in both bedrooms and the family bathroom is between the two bedrooms.
Guests should note that the stairs are quite steep and although we can fit stair gates extra care should be taken with small children.
The lounge and dining area are open plan with patio doors leading out to the garden. In the lounge is a flat-screen satellite TV with a wide range of films and programmes delivered through the entertainment package and a large comfy sofa to watch them from! The dining area has a dining table with 4 chairs and a handy hatch into the kitchen. The kitchen is galley style and fully equipped with all the usual appliances; fridge freezer, microwave, hob, oven, washing machine, dishwasher. Also downstairs just off the hallway is a WC.
Please note that Villa Victoria is a town house and has an adjoining villa to one side.

The pool is an off-rectangle approx 5 x 3 m and there is a garden area to the side with gazebo, comfy chairs to relax in and even a hammock. The side area is fenced off from the pool, so the kids can play in the playhouse and make the most of the shade of the gazebo away from the pool.
A great place to enjoy your evenings cooking on the BBQ and eating outside around the veranda table for 4. The outside BBQ and table and chairs are within the fenced area but can be moved. There is an outside shower, a large sun umbrella, sun loungers plus garden lighting for atmospheric late nights.
Although there is normally plenty of parking available on the road there is off street parking at the front of the villa.
Change over days
So you can tailor your holiday to your own needs and find the best flight deals we don't have fixed changeover days. You can arrive and depart on any day of the week and stay as many days as you like. Unless previously agreed we do ask that you don't arrive at the villa before 3 pm and also that you leave on departure day by 11 am so our team can prepare for the next guests.

Famagusta district (Protaras), Kapparis
The villa is located in Kapparis, a beach resort on the East coast of Cyprus just north of Protaras and Pernera. It is an up-and-coming town which has all the amenities of a bigger resort without the downsides. Itís only 4 minutes walk in one direction to the safe sandy beaches and about 7 minutes walk in the other to all the restaurants and shops in Kapparis.
There are 3 local beaches to choose from, Fireman's Beach being the nearest (4 min walk) and the furthest Malma Bay (10 mins walk). You can drive and park at the beaches too if you've got too much to carry.
All the beaches are sandy and very sheltered (so perfect for paddling) and along the edges of the coves there are rocky pools & caves to explore! The snorkeling is amazing. The two main beaches (Malama and Firemanís) are very well maintained and have sunbeds & umbrellas for hire (Ä2.50 a day) and Malama Bay has a nice tavern where you can enjoy a cold beer and watch the sun go down. Our favourite (we call Bear cove!) is between the two and is nearly always deserted. It does have quite steep steps down to it, but for us definitely worth it.
Restaurants and Shops
Kapparis is a very family friendly town with around 10 great places to eat including Italian, Cypriot & Greek European. There is a very nice modern Italian place (called Just Italian) and 3 local Cypriot restaurants that we really like.
Our favourite is Faliros where the food is fantastic, cocktails are 3 Euros and they have great entertainment on Thursdays! There are about 6 bars, ranging from Mello which is very relaxed with comfy soft sofas inside & out to relax on, to the sports bars that focus more on the latest sports and have pool tables etc. There are plenty of other shops and a fabulous bakery called Marangos which has every type of dessert you could imagine; cakes, breads, sweets and they do takeaway food like lasagne and roast chicken if you don't fancy cooking.
There are 3 supermarkets in Kapparis that cover all the basics; food, fresh fruit and veg, frozen foods, children's essentials (nappies, baby food etc), fun things for pool and beach, and a well stocked off-licence that sells beer and wine called Bottom's Up! Just up the road is a fabulous butchers and further shops with more choice for fresh fruit and veg.
Kapparis has a great childrenís play area with a huge choice of bouncy castles, giant inflatable slides, trampolines and other rides. Thereís a parentís area for relaxing (with a drink and food if you want) while the children play in the park.
