Eeek, that's where we put a deposit until we saw the actual location of the apartment - overlooking Protaras Avenue and a bus stop beneath the balcony!

Agreed this is the negative of this complex, however only 8 apartments out of a vast number of properties are in this position, most are well back from any main road. click on link for details:

Hi all,

Agree with the above - the majority of the complex is set back from the
road in what is currently a field and will stretch quite a way. I was
informed that it is currently ahead of schedule.

I have bought on the complex, 3 bed 3 story
I think that with all the ameanities it will be very popular
Ours is the 2nd phase, right back inside the complex near the 3 pools, not far from the tennis court. The road at the back leads onto the main kapparis road about 100m, not far to the beach

We had a lot of info sent to us about Kyklades before we went out to view from a number of different vendors. The complex does look as though it will be very nice and will obviously have some facitlies most other developments do not have. Also the developers have seemed to grasp that not everyone wants a small rectangular swimming pool surrounded by car parks!

However, having saying all that we didn't feel they justified the significantly higher prices than everywhere else especially considering the location.

Agree, Pete. And with those facilities will come hefty communal charges. At least Demari are upfront - CYP40 pm for the first two years and CYP45 thereafter. And with all those units, they'll be raking it in. But then, there will be two permanent 'staff'.

It will probably be the best complex in the area though.

480CYP per year
I pay 200CYP per year for a 2 bed aparyment with one pool
This development has 3 pools, tennis court, gym and internet cafe and shops on the front.
We have seen non-residents comming on to our complex, the new development is gated with swipe card entry sys
I supose 2 full time staff is not enough, but this will be a start

Thinking of purchasing in the 2nd phase of Kyklades.

Does anyone know if its the 1st phase that's located closer to the main road as mentioned in a previous note?

Obviously don't want to purchase an apartment overlooking a main road!

The 2nd phase is not near the main road but some of them are near the back road. Which according to the plans will be a through road from the main drag of Kapparis and the main road mentioned

I have purchased in the Phase A Kykaldes and I have to say the developers and the progress made on the development has been very good to date. We signed up last November (05) when there was nothing built on our patch, just some simple line markers.

Since then Demari have provided regular updates on their web site and specific pictures on the progress made on our block. Original delivery date was June 07 but this has been brought forward to 31st Dec 06, although not all facilities will be ready then but will be by the end of March 07. Service charges do not commence till then.

Dawn at Demari has been extremely helpful and even took internal photo's recently for us to and sent them on via email.

We are coming out in February to hand over and make the final stage payment but I have to say that after we looked around the area last year, Kyklades appeared to be one of the best developments on offer. Others were poor in terms of position, price or generally not what we were looking for. The key thing in making a purchase like this is to go out and look and make your own mind up and don't rely on pictures and other peoples comments. Its got to feel right and this was to us.

The auto attendant is not very good, try calling 99093212 the person's name is Demetra. She is the customer service excutive. She is very good and will help you.

Just to say that my property BK04 on phase B is to be delivered about 7 months ahead
We have watched the building from the first day and even after noticing a few things that were not to our satisfaction, Demari have put things right almost instantly
Even yesterday after they had started fitting the kitchen units, we needed to make some changes such as adding more cupboards.
This morning we visisted and they had already moved the fridge and larder units and started to move the electrical sockets ready to fit extra cupboard
Many thanks to Demari, and Demetra for her help and understanding

Can anyone tell me how much the service charge is at Kyklades?

Is Phase 1 & Phase 2 (A & B) charged at the same rate? I am interested in Phase 3 (B).

Hi folks, We have bought a 2 bed apt BC07 on the Kyklades complex in Nov 2006. Believe it or not, we have not yet had the opportunity to visit the property between one thing an another.

We are due to go out on the 22 May for 2 weeks, and we are just looking for some advice.
We are travelling with a 5 month old baby and are not plannning to travel too far afield.
We are flying into Larnaca - would it be advisable to hire a car or just arrange transfers?
From memory there is a large supermarket near buy - is this correct?
Is there anything else you think would be useful to know?

Any help would be appreciated.

Hi there!!!

We have AG08 overlooking the tennis court, have been there since March 07 absolutely fabulous. We go out there about 4 times a year our next trip is 8th June for 2 weeks. There is plenty for everyone in Kapparis itself but we would not be there without a car as we tend to go out to different beaches on most days. The large supermarket Orphanides is a few hundred meters up the road but it really is to far to walk especially if you are carrying shopping. We always pick a car up at the airport and drop it back when we come home. Transfers are very expensive unless you know someone who will pick you up. We always use Carhire 3000 and have never had any problems at all they are very reasonable too, just look them up on the net and you can call them on there freephone number. I hope this has been of some help.
