When these properties are built they install a 2.5in diameter downpipe in the concrete. These are left open and can get filled with concrete/rubble. These downpipes are not large enough to cope with the amount of rain we get here in the winter. If filled and blocked the water will flood the roofspace and find the dry joints and leak from there. I would find the outlet and see how much comes out when filled from the top. These can also get hair leaves or just mud and slime within the pipe and also end up blocked. I can let you know a man who can clean out the downpipes from below if the access is available.
Hi chiploi, I'm actually asking for a friend, they have a damp patch coming through the top of the wall in the bathroom roughly where the downpipe is in the wall so this is why I suspect it is the pipe that is faulty.
Not necessary warbler. If the pipe is blocked in some way it will build up above the blockage and find its way to the push fit connection where it will leak into the concrete. I would pour water down the pipe and see if it come freely out of the outlet Could be rubble blockage or the downpipe needs cleaning.
