I'd be interested to hear of anyone's experiences in selling their own property. What to look out for, what to be wary of, what costs to expect, do you need a solicitor. In fact anything would be useful.

Hi Kizzi,

Just a question first - do you have Title Deeds for the property you
are considering selling? Is it a Villa or apartment?

Sorry to say no Title Deeds although when I went to Land Reg. late last year they were hopeful that they would be issued "sometime in New Year".
Property is a 1 bed, 2nd floor apartment in the centre of Larnaca with car parking.

Sorry for the delay - had my head inside some coding and got stuck Twisted Evil

I have certainly heard of a few folks that have sold their properties privately
and there is no restriction on anyone trying that avenue.

The reason why I asked about your TD's is that obviously if you are in
possession of them it makes the sales process simpler and no doubt the
offer more attractive.

Having worked with and known many agents in Cyprus I find that the majority
are at their best when pushing through a sale and resolving any issues that
may arise. That's not to say that it can't be done by the seller direct but
usually they have experience and knowledge of local developers that
will assist.

If there are unlikely to be any issues with your property and you are on
reasonable terms with your developer then you may find that the sale
can proceed pretty smoothly once a buyer is found.

Are you likely to be liable for any CGT? If you are don't forget that if
you use a registered estate agent then you can offset their fees against
any liability - which may be worth taking into consideration.

There is certainly nothing stopping you advertising your property and
putting feelers out to see if you do get a response and then take it
from there.

Would be interested to read any accounts from those that have sold
privately but would imagine that it is a limited number.

Thanks for that very useful reply Steve. No Title Deeds which I had realised would complicate things not to mention reflect on the price! And as to the relationship between me and developer - never was brilliant, for reasons best known only to himself - but for the past 12 months has 'vanished' off the face of the earth, doesn't answer phone/emails or open the office door!

And giving it very serious thought and taking your comments on board I don't think it's such a good idea for me to try to sell it privately. Much more sensible to put it with an agent which I'm going to do ASAP.

Sorry to have wasted your time but your comments did make me realise what would be involved and that it wouldn't be any easy thing to do!
So I'll let the experts do it for me.

Hey you've not wasted my time and no problems - that's what the forum is
for. The above post is only my opinion and there will no doubt be others but
what matters is what you're comfortable with doing.

Whatever you choose I wish you the best - selling is rarely stress free
regardless of the path you take.
