It has been almost five months since the handover at Victoria.
Has anyone been recently to their apartment and if so have you any photos of the development which you could share with those of us who are unable to be there in person???

Hello Everyone,
I have bought an apartment in Exclusive Victoria Resort in Teresnfanou
in Larnaca. We cannot get any information on the completion date and have as yet not got our furniture pack sorted as they said back in January 2009 that they had none left. That was our last contact.
We are really excited about going out to our apartment but the date keeps moving. Now we have started paying the balance of the mortgage and are completely at a loss can anyone advise us.

I am led to believe that completion is on time for 30th Nou 09.
Hope you did not buy your furniture package through MRI.

By the way how do I get into that site you talked about, we did not buy a furniture package from MRI.
We are so excited now as we can get cheaper flights at last to Larnaca from Belfast
Have you had much contact from Cyprus, as we have heard nothing since January, 2009.

Yes - We have bought in Victoria Complex too - we are also from N Ireland. We have been in contact with Athena from Paschali quite recently and she has told us that the completion date is on schedule ie 30 November. Athena also sent us photos taken July 2009. I will try and attach a photo (never done this before) so hope it works. If not - I will send it to you via your personal email if you wish.
I will be interested to hear about the cheap flights from Belfast.
You asked about how you get to the other Victoria topic. It is still on this same site, so if you look at the bar at the top of this page - you will find headings. One of these is 'Forum Index'. Click on this and you will be taken to a page where you will see headings starting with 'Welcome'. Scroll down this page until you come to the heading 'Property'. Click on 'Your Developments' and you will find 'Victoria Complex' listed along with all the other developments. I think you will find this useful.
We are in Block B - which block are you in? We have a few other photos of different blocks.

The flights I found where from Belfast International direct to Larnaca
around 250 pounds using the site travelrepublic.co.uk we felt that was not a bad price. (Charter Flight)
Thankyou for correcting my spelling of Tersefanou very much appreciated.
I have to look up my paper work to see where exactly my apartment is I do know its on the corner at top left hand side with 2 rooms.
This is great getting someone to talk to at last and I am so excited to see the photographs, the last time I saw the development was in June, 2008 while on holiday with my teenagers.

We too have purchased in Victoria - Block C. I recently e-mailed developer to send on pics and they duely did. Still looked very much like construction site. No sign of pool, landscaping or anyone actually working!
Can I ask who are you going to use to "Manage" your property?
Are you looking for holiday lets or long term lets? Who are you thinking of using for this?

We have been in updated with people wanting to take control of rental for our property and as yet have not decided, however we do intend to use the facility for ourselves as well as friends and relatives, which we have in abundance, so probably at a small fee we will just use all of them to occupy the apartment. However if we change our minds we will let you know.
Yes I agree I have just had photographs sent to me today and it does look like a construction site with no workers a bit concerning dont you think.
Well hopefully, booking a flight at beginning of November, to see progress in person.

I have recently been told that they expect to finish by 30th Nov. Going by the recent pics, i find it hard to believe.
Am i right in saying that if they go over the stated date of completion in your contract then they are liable to pay you compansation?
Has anyone gone for the white goods and a/c from Paschali?
Does anyone have any recent info on the golf course. I saw the press release from the company doing it. I'm sure it will go ahead but when is another question?

I honestly do not know if we get compensation, I am currently awaiting information as regards the balance of my mortgage as they have started to take the money out as of this month and that to be honest worries me
especially as there is nothing completed to show for it.
Is it my imagination or does the complex seem crammed together as opposed to our off plan site.
I am interested in everyones opinion on the whole situation.

Also as far as I know you only get £200.00 a month compo. after 45 days late of completion, which is a bit pathetic.

Regarding my mortgage it was start paying the mortgage on completion of property or two years passing since taking out the mortgage. Its not great that the development is not complete but i dont think it is in Paschli's interest not to finish it on time and nothing major to worrie about.
As for being crammed its hard to tell from the photos i have as you cant see the whole site. I have built a few houses myself and its amazing how different a site looks once complete and landscaping is finished.
As for the compo, i agree with you. Its not very much!

Yes compensation in your signed contract of approx 345 euo per month or provide suitable accommodation should they not deliver by completition date, until property is completed. This only comes into effect 45 days after date of completion and ONLY if the developer receives a written notice from purchaser.
You need to check your Contract of sale aggreement.
Regard mortgage - we received statement last Jan showing mortgage amount plus interest for each month of previous year!
Thought someone had mentioned this interest may be taken/sorted out by developer - doubt it!

Robin and Victoria from Bristol, purchased via MRI, hoping to be led through the maze of purchasing, now left to our own devices!
Is Tersefanou much of a holiday destination without the golf course?
If I am looking to rent out at all, is my only option long term?
If short term holiday lets might work, should we get together, either market together or use the power of group negotiation for better deals?
Anyone got any views?
I am looking at Paschali supplying and installing air-con and white goods. Pricing doesn't seem too bad! Has anyone seen better?

I have also bought a two bed penthouse apartment and the non arrival of golf course has certinally changed my original plans
Regarding Tersefanou as a holiday destination, the feed back im getting from various management companies is that as there is no Golf Course yet and the fact that there is so much building work going on at the moment limits the appeal of the area. This will also have a limiting factor on what rates we can charge.
Regarding renting out it really comes down to if you want use of the propery yourself. If not then long term might be your best option. Once out of this current climate and possible golf course completed then you would have the option to go back to holiday lets.
I think i will go with Paschali for air con but i have been looking at another company for white goods. The appliances Paschali supply are Malber and for a few more hundred euros you can get all uk makes such as electrolux plus a microwave included in the package.
These's are just my thoughts and im not a expert.

I was advised furnished is best for letting out. There is more of a demand for that than unfurnished.
At least it will give me time to get half decent at golf before hitting Cyprus courses.

| No Robin, Tersefanou isnt a holiday destination without a golf course. There are 2 restaurants, a florist, a co-op bank, 1 or 2 mini marts and thats about it.
Although I lived there for 5 years and it was a lovley vilage, but that was before all the building which ruined the whole character of the place. As well as every morning at around 06-30 there were at least 6 concrete mixers parked outside my bedroom, engines running to keep the mixer on the move waiting to get onsite to pour thier load. After 18 months of this and the village being spoiled, I sadly decided to move.
There still is no movement on the golf course I go through Tersefanou every other week so I will keep you informed.

| Hi Jimbo, the 2 restaurants in Tersefanou are good. Kiti the next village has a very nice restaurant on the bend by the small church. It has a very good Chinese restaurant as you come into Kiti on the right hand side. Then thier is Pervolia, Kokos, Pergamos, Bar Coast, The House of Tan Li, Tony's restaurant are all good.
Pervolia is having a charity week soon and there is lots going on to raise money for the cancer fund here on the island. It is run by Brits and all the restaurants sponsor something different every night. Motorised treasure hunt, karaoke, darts nights and loads more. Its good fun and all the Brits and Cypriots enjoy it..........Maggie Larnaca |

When furnishing your new apartment, buying in the UK and shipping over can often be cheaper that buying locally, and you get better quality with more choice. Everything is delivered in one go rather than wasting your precious holiday time shopping and then waiting in for deliveries. Many suppliers like Argos and Curry's deliver direct to us and we store pending shipment to coincide with your holidays. Or we've frequent collections from all over the UK. Go through Kiti and turn right at the police station, turn right after Kiti Fashions thats on the bend, then you will see the diversion just by the concrete works, turn left here and then at the second t-junction turn left and as I say, Im sure Victoria is just there on your right, opposite Elysian Fields apart block....Maggie Larnaca |

| Can we just say that we have watched progress on Victoria from a business point of view and also as we live very close by and can only say, What a great development.
The developers have really done a great job and are finishing the complex to very pleasing standard.
We have numerous clients as owners there and have just completed the snagging of a number of apartments on their behalf. The snagging has resulted in very few issues and the assistance while on site was first class.
Congratulations to all owners we hope you enjoy your place in the sun.

Jsut a bit of advise, apparently the size of the apartments in Victoria are 15% to 25% smaller then the specifications in the contract. I was advised by the agent a few months ago aou this and am in negotiations with my solicitor to verify this.
Could anyone who has done the snag verify this please?

Apparently the apartment are really beautiful, although it worries me that another person is complaining that they are not built to spec.
Do you think £15,000euros was good to completely kit out my apartment so that it sleeps 8 people comfortably right down to toilet roll. Tumble Dryer and garden furniture.

Does anybody have any idea who is best to use for renting out my apartment. We had lots of interest from family and friends at time of buiding but now that interest has dwindled.

Things gradually moving on at the development with a large pathway having been built from the main road, Dios Street, alongside Elysian, up to the development entrance, very impressive.
Like wise the road to the development is also under way with the pavements clearly defined.
Pool very clean and well maintained as are the communal areas now.
Good to see a few bookings for clients also.
Post some pictures when pathway complete.

If you stand near the swimming pool you will see a very young/twig tree set in it's own soiled area of about 1 square foot.
No landscaping as per sales literature. |
