:cry: Hello, we are awaiting our apartment completion should have been jun - July 2006, then december 2006, then january 2006, Now march 2006. We have been told the reason for the latest delay is that Greece (Athens) had a strike at the port so no materials could be bought into Larnaca and now we are told Larnaca port has industrial action so no materials are allowed in. Anyone heard of these strikes? Just wondered if there are such strikes? Has any one else had this reason for a delay? Many thanks Zam

Thanks for the info on the strikes. and problems at the ports. I hope that things get sorted soon and that it does not delay builds for too many people. Also more importantly it is obviously a worry if food and other supplies cannot get through so really our apartment delay is a minor issue compared to that. Lets hope all resolves soon. Zam

Hi Zam, yes we also had the email yesterday from the developer telling us that our kitchen will be arriving at the Port on Monday and although it was due to be fitted on Thursday it will now be delayed indefinitely as they don't know when they can get it out of the port. This is already one month later than we were advised - and we ordered this kitchen in July 2006!!! It is interesting that all the times I try to get info on 'Handover' from the Developer I rarely get a constructive answer or even a reply then when this happens I instantly get an email informing me of a delay - I guess it's because they actually have a REAL excuse this time and want to shout it from the rooftops. Can't stop smiling though - we will be on that plane on 29th Jan no matter what, even if we have to stand around in the way of the builders to get things finished. Jo

I know exactly what you mean about developers and not getting any info. We are going out now anyway on the 7th February for ten days . That was meant to be when we were taking our apartment over. :cry: Still there may be more to worry about such as food shortages etc? Hope all goes well for you. Zam

Well honestly if it is not one thing it is another to worry about. Firstly the flipping Land Registry are going at a snails pace and so legal transfer of our little place is delayed. Now we are waiting for our shiipment to leave and that is delayed because of the Port Strike. We were hoping to be in Cyprus now but have just had to delay until all is sorted and when will that be I ask myself? What a brilliant start to 2007 I don't think. Sorry about the moan but what with the weather this week and one thing and another I just felt like MOANING. Sorry folks - hope you are having a better New Year. Jan

I guess this is a test for our patience for when we start our lives in a country where we are obviously going to have to learn to be alot more patient. We were warned months ago by other Ex-Pats and guess we just can't adjust that quickly. Thanks Mark, I will just email our Developers to remind them of their obligations as things should soon be back on track - I wouldn't want them to be blaming the Port Strike for weeks to come! :D

If the threatened water cuts actually happen and i am sure they will this year, then, it WILL have an impact on building work. With the mains supply cut the builders will have no water to pour on newly laid concrete and they will not pay for tankered in water to do the job...even if its avaialable. All new concrete and plaster work here needs "dampening or water sprayed onto to prevent it drying to early...non technical terms!

Oh Jeez, now BA Cabin Crew are going on strike starting Mon 29th Jan for 3 days - guess when our AMENDED flight is?? - 8.30am 29th Jan!!! Can't blame Cyprus for this one! Jo

Hi Zam Who is your Developer? Our Developer is ABB, in general they are not bad, the build quality is good, they just don't tell us what is going on and hardly ever give us proper answers to our questions, they are however paying the mortgage interest until Handover which was supposed to be in a week's time, so we are not losing anything except time and our own plans being messed up. In truth, the apartments are all ready for handover except ours because we didn't go for the Developer's own 'home built' kitchens. We ordered one from their recommended supplier and somewhere along the line there was a cock-up with the order and the Developer didn't do their bit - everyone is blaming everyone else. One thing that is noticeable to us is the total lack of Procedures for completion of finishes, snagging and handover, the lack of experience and knowledge of how the financial side should work or Customer Service. I worked for a Development company in the UK for years and we would have 'sunk' if we hadn't dealt with these three things to the customers' satisfaction. JO, We are due to fly out on 12th Feb with BA so had same problem!!! Phoned today and after 20 minutes of annoying them moaning, they agreed to change our outbound and inbound flight dates and got a upgrade of class on return all for nothing!!!! Hello again, Our developer is nd properties but no one on the forum has mentioned so far that they have used them. I am getting a bit worried now as I have just read that you should never purchase property where the developer has a mortgage on the land. We have! Apparentely after the property is built there is nothing (unlike in the Uk) that says they have to pay off the mortgage and the purchaser could be left with nothing. I am trying to find out more info on this. I am sure not every developer is dodgy just because they have a mortgage on the land but would be grateful if anyone has anymore info on this. best wishes Zam

Thanks Dave & Ness I will give BA another ring, trouble is I want to keep the existing flight and don't yet know if it will be cancelled. The flight the day before is going to be hell as everyone is going to try and get on that I guess. Zam, have you parted with much money yet? If the Developer has a mortgage on the land it should be released before any other purchasers of the Development can get mortgages so do you know of any other purchasers or have you applied for a mortgage? If so then maybe you should be taking this up with your bank who is providing your mortgage. I do know that our Bank wouldn't release any mortgage offers until they had proof that the land had no mortgages on it already - pretty much the same as the UK. I am not an expert but it doesn't seem right. Jo Dave & Ness - just edited this post as I have just rung BA and they have just heard that Monday's strike is off! They have not had confirmation about the other days yet but our flight is back on schedule thankfully. thanks for your tip to ring them :)

Hello Swallowtail thank you for your reply. No we do not have a mortgage for our apartment and have made stage payments with two more left to pay. We were due to have paid another payment as stated in contract but because of the delay the developer said that we could pay the balance of satisfaction and completion. grateful for info swallowtail and also for any other info( on buying from a developer who has a mortgage on the land) that any one has thanks Zam

can i ask you did you get your own solicitor to do your contract, or did nd do all that for you ? we have purchased from nd & unfortunately through being naieve & going along with & trusting the REGISTERED estate agent ( which means nothing ) our contract was drawn up for us by nd, & personaly would not recommend for anyone to purchase the way we did !! :evil: hope you were more sensible than we were.

:( Hello Bevo thanks for your reply. We used a property agent (headlands International) who introduced us to a solicitor to do the contract. Trouble is i do not know if the solicitor also works for Nd or not? What sort of problems have you had re the contract? Have you taken possesion yet? Did the developers have a mortgage on your land and what problems have you encountered? grateful for any advice. Zam
